Why use the Short Sale Red Book?
This is a great short sale management tool designed to allow you to live your life while earning an income with short sales transactions. The Short Sale Red Book allows you to “take your work with you” while you go to the work at another job , to the beach or while picking up your child at school. We give you all the information you need to answer the lenders call, confirm the call by answering their questions accurately and still attending your event. We suggest putting these pages into a RED NOTEBOOK with tabs. An index can be printed from the system.
Where will the files be kept for each property?
We suggest you create a file on your pc for each property – labeled by the address. That is how we create our file names – the street number followed by the initials of the street. So, i.e. 124 Main Street would become 124MS. We also suggest the use of a free online database system. This system will allow anyone you want to access the files without limitations. You remain in control of the data and can be accessed by anyone you give permission to the site.
What is the cost?
The Short Sale Red Book is $79.00 a month. We give the 3rd month free provided all prior payments have been received in a timely fashion.
Am I limited to the number of users?
No, anyone can access the system as long as you give them access to the file. You control who can see what file and to what extent they can review the data. This system does not limit the number of users you permit to access your data.
Can notes be posted for each file?
Absolutely, and each note will have a date and time stamp as well as the name of who wrote the note. Also, you will be able to identify which loan the note was for and the phone number, fax, email of the person you were speaking with on this note.
Can tasks be created in the system?
Sure, you can set up as many tasks as you want and you will be reminded by a unique email for each task on the date you provide to the system. Never forget a task again.
Can I update the homeowner and realtor with different updates?
Yes, you can email the homeowner and realtor with unique text.
While on the phone with a lender, can I see the other files at that lender?
One of the benefits of our short sale system is that you can tell immediately the other files with that same lender. This allows you to be more efficient and while the lender is on the phone with the 1st file, you will no longer waste time calling back. Now, you will have access to the next file with that lender at the click of a keyboard.
Will the system populate forms for me after I input the info once?
Absolutely, that is a big benefit of what this system does. Once you put the information in the detail sheet (the main form), it will automatically populate the other forms in the system as soon as you choose them.
How will your private information be separated?
Each user will have their own website and they control the users to their system. They control who can access what files and to what level/privilege each user has for each file.
Is it possible to use your own forms with this system?
Yes, we understand that everyone likes to use the forms they know. We will upload your forms to your website if you so desire for a moderate fee. Then you will be able to use them in the system.
